    Choosing a

    Setting Up Your
    Home/Cottage
    Search
    Now that you've decided on your Buyer Representation, time to reach out to Amber to schedule a call or in-person meeting to go over your property wants/needs, future goals & dreams, as well as the projected timeline that you'd like to make these dreams a reality. During this meeting Amber will go over various forms with you, discuss new listing property portals & how they work, as well as answer any initial questions you may have about the buying process. Amber is here to help! There are no such thing as silly questions, so feel free to fire away with any that come to mind!

    Pre-Approval/Finance
    You've selected your Buyer's Representative, had a phone call or meeting with Amber to get going on your Home or Cottage Search, now time to hook you up with a great Lender. Getting Pre-Approved for a Mortgage is an excellent tool to arm you during your property search. Not only does it give you a clear picture of what is doable for you & your Family, it helps streamline the process & timelines necessary, when you do find that perfect property. Getting Pre-Approved in advance can shave many days off the total time needed to get a firm approval on a property later, and it sets you up for overall success.

    On the Hunt for
    Your Perfect
    Property
    Amber will be working diligently in the background searching daily for potential properties that meet your search criteria. She will be keeping in touch with you, sending along any that might be great potentials to check out, and looking into the back end of the listing for pertinent info of note. Once you see a property that catches your eye--reach out to Amber to schedule a viewing! Amber will guide you through potential properties, pointing out fantastic features, or potential issues. Together you will weigh out the pro's and con's of each property and decide whether to move forward with one, or continue the search.

    Making an Offer
    You've been searching for homes with Amber, and have decided that you've found "the one". Now it's time to make an Offer. Amber will prepare all of the necessary forms needed for your Offer, as well as explain all of the terminology contained therein. She will assist you in crafting an offer with strategic pricing, important conditions and clauses to protect you, as well as go over timelines needed for each. Electronic signing is a wonderful tool, so you can easily go over and sign Offer documents with ease--no matter where you are in the world!

    Negotiating the
    Offer
    You've had Amber draw up an Offer on the perfect property, you've gone over it in detail with her, signed it and now it's time for Amber to negotiate the Offer on your behalf. Excellent strategy and negotiating skills are crucial to this process, so you are in good hands with Amber. With almost 2 decades of real estate experience under her belt--she certainly excels in this area! She will present your Offer to the other side and work hard to negotiate the best possible price and terms for you & your family.

    Accepted Offer -
    Time for Conditions
    All Offers are crafted with a timeline that ensures conditions are met by certain dates and times. Many Offers are conditional upon things like: Financing, Appraisal, Home Inspection, Buyer Lawyer Approval--just to name a few. Never fear--once you have an accepted Offer, Amber will streamline the conditional process and hook you up with trusted professionals to assist you along the way. She will communicate with Banks, Appraisers, Home Inspectors, Lawyers, Municipalities--you name it, she'll be able to greatly assist in getting your conditional to do list all checked off and most importantly--keep you protected and educated along the way.

    Firm Deal - You
    Bought It!
    You have navigated the buying process, chose "the one", signed an Offer, negotiated terms, satisfied conditions and you've signed off SOLD! Amber will assist you in the preparing and signing of all the final documents necessary to firm up your deal. She will communicate with all necessary parties (i.e. Banks, Lawyers, etc..) to ensure everyone has the necessary packages to start processing your sale. Now it's time to schedule your move! Amber will assist with the closing process, including recommending local professionals (like Movers, etc...), she will set up final walk-throughs, communicate with Lawyers and pass along additional contacts you may need, such as Utility Companies, etc.. Your dream is almost a reality!

    Closing
    Let's change the write up for this section to say this instead: The day is finally here--you've bought the Home or Cottage of your dreams! You will have signed closing documents with your Lawyer and Banker likely a week or so before the actual closing day. The day before closing you will typically do a final walk through of the property with Amber. On the actual closing day, the Banks and Lawyers will be working hard in the back end, trying to shuffle papers and money, attempting to close the transaction successfully for all parties. You will get "the call" from your Lawyer, when the money has changed hands, title has been registered and you are officially proud new Owners!
