In addition to the above, you also get 10 days per month (in the “off” months).

    The lease fees are paid annually and are due every May 1st. You do not pay property taxes. In addition to the yearly lease fee, there is an annual service fee which is due April 1st of every year. This covers things like: recycling, road plowing, garbage pick-up, etc..

    You do not own the land, you own the Cottage. You are paying a landlease each year to the Band, for basically the right to use the land.You cannot get a mortgage for these types of properties and need to pay for the Cottage with some form of cash.

    The leased land cottage market has been going strong in our area since approximately the 1950’s. It’s a really neat alternative to the traditional freehold cottage purchasing model. Typically, leased land properties are much cheaper than freehold properties, which can make this a much more affordable option for most people– providing that you can liquidate the cash to make the purchase.

    While a traditional mortgage is not an option, you can get a line of credit, take out equity in your primary residence to get the cash to purchase, to give you a couple of examples.
